Roof cleaning, without a pressure washer.
If a company offers to pressure wash your roof, decline. It removes the granules that protect asphalt shingle and cracks the tile it is walked on.

What this job actually involves
Why pressure is the wrong tool up there
Asphalt shingle is protected by a layer of mineral granules. Pressure strips them, which is why a pressure-washed roof looks great for a season and then ages fast — and it will usually void what remains of the manufacturer's warranty. Concrete and clay tile crack under both the pressure and the foot traffic, and the leak shows up in the first real rain.
The black streaks are alive
Those dark streaks running down a roof are typically a hardy algae, not dirt. Knocking it off with pressure leaves the root structure; it returns within a year. A soft wash with the correct solution kills it, and it stays gone for years rather than months.
How we work a roof
- Walked only where the structure takes it — on brittle tile we work from ladders and edges rather than crossing the field.
- Growth killed and rinsed at low pressure, from the ridge down.
- Gutters and downpipes flushed afterwards, because everything we lift off the roof ends up in them.
- Landscaping below wetted first and rinsed after.
We will decline some roofs. If tile is already cracked, or a shingle roof is near the end of its life, washing it can turn a tired roof into a leaking one. We would rather tell you that from the ground than discover it from your ceiling.
