How this works

You describe the job on the quote form or the contact form. Photos of the worst area help most. We give you a typical price range, then pass your request to an independent company that works in your part of the Valley. They contact you, confirm the price and book a time. From there you deal with them directly: they do the work, you pay them, and they are responsible for it.

What we are, and what we aren’t

We’re a referral service, not a cleaning company. We don’t own equipment, employ crews or carry out any work, and we don’t hold a contractor licence or insurance ourselves. The company you’re connected with may pay us a fee for the introduction. Using this site costs you nothing, and you’re under no obligation to book.

If we can’t find a company that can take your job, we’ll tell you plainly instead of leaving you waiting.

Why this site leads with the code

Because almost nobody does, and it is the single most useful thing a homeowner here can know. Los Angeles prohibits hosing paved surfaces outright and prohibits washing runoff reaching the storm drain. Most people have never been told either, and find out from a neighbour or a notice.

What good work looks like

• Pre-treatment before pressure. Most staining is chemical. Solutions and dwell time do the work; pressure finishes it.
• The right pressure for the surface. Concrete takes a lot. Stucco, roof tile, shingle and wood take very little. Using one setting for all of them is how surfaces get ruined.
• Runoff captured wherever water would otherwise reach a gutter or grate.
• A written number before work starts. If it changes, it should change before anything is sprayed, not after.

What a good cleaner will turn down

A roof that is too far gone to survive a wash. Stucco that needs a repair rather than a clean. A driveway where the honest answer is that it is worn, not dirty. Saying so costs a job and saves an argument.

Licensing and insurance: ask for proof

In California, work over $1,000, or any job that needs a permit, requires a CSLB contractor licence. Ask the company for its licence number where your job needs one, and check it on the CSLB website. Anyone working on your property should also be insured and able to show it before the day. Commercial properties usually need to be named on the certificate.
